During a Roanoke home purchase, you may hear “title company,” “settlement agent” and “escrow” used in the same conversation. Before deciding that you need several different providers, ask what services your settlement company will handle and which responsibilities belong to your lender, agent or another party.
Pike Title provides title insurance, escrow services and attorney-directed closings through its Roanoke office. Understanding each part makes it easier to direct questions to the right person.
Title work concerns the property’s ownership
Title work examines the ownership records and recorded matters affecting the property. Title insurance is a related service, with coverage determined by the policy issued. Ask who will contact you if the research identifies a question requiring additional documents or attention before closing.
For more local context, read our guide to title research and property records.
Ask who holds your deposit
Do not assume that the company handling your closing also holds your earnest-money deposit. Review the purchase contract with your agent to identify the designated deposit holder, deadline and delivery instructions. Then ask the settlement team how the deposit will be reflected in your closing figures.
Useful questions include: “Who confirms receipt?” and “Who should I contact if the deposit shown on my statement does not match my records?” Getting those answers early is more useful than relying on a general description of escrow.
Mortgage escrow is a separate conversation
Your lender may also use “escrow” to describe an account for recurring expenses such as property taxes and homeowners insurance. That is different from coordinating funds for the purchase itself. Ask the lender what the account will cover and what you will remain responsible for paying directly. The CFPB’s Closing Disclosure guide explains where escrow information appears.
Confirm the steps between signing and completion
Before your Roanoke appointment, ask the settlement team what must happen after you sign. Confirm the expected timing of funding, recording, possession and seller proceeds instead of assuming all occur at the same moment. Coordinate moving arrangements with your agent and settlement team using the terms of your transaction.
Before transferring funds, verify instructions by calling a number you previously confirmed. An unexpected email changing payment instructions is a reason to stop and check. See the CFPB’s warning about closing scams.
