If a property has a possible contamination, drainage, access or boundary issue, identify it before settlement. Title work is one part of your due diligence; it does not replace a physical inspection, survey or environmental assessment.
What title research can help explain
The title team reviews recorded ownership and interests affecting the property. Recorded easements, restrictions or other documents may be relevant to the concern. Ask what the documents say, whether additional information is needed, and how the issue appears in the proposed title insurance coverage.
Use the professional who performs the work
- A licensed surveyor addresses property measurements, boundaries and the location of improvements.
- An environmental specialist evaluates contamination or other environmental conditions within the scope of the engagement.
- An inspector evaluates the physical property within the inspection agreement.
- A real estate attorney advises on legal rights and represents a client in a dispute.
The existence of title insurance does not establish that land is free of environmental problems or that every survey or boundary concern is insured. Review the actual policy and exceptions, and discuss the condition with the appropriate specialist.
Coordinate before the closing appointment
Give your agent, lender and settlement team timely notice of known issues. Provide existing reports and recorded documents through approved channels. Ask which decisions or documents must be completed before signing and which contract deadlines apply. Do not assume that scheduling a closing means a concern has been resolved.
Pike Title’s role
